September through November is when this valley is exactly what people hope it will be. Crush is running, the vineyards go gold against the Blue Mountains, and the tasting rooms that were three deep in August have room at the bar again.

What you want at the end of a day like that is the whole house — everyone under one roof, nobody on a sofa, and somewhere warm to sit up talking.

TWO KITCHENS. TWO OVENS.
🍽 Nothing else in this market has this, and in fall it is the point. Two full kitchens, two ovens, two dining tables and bar seating — a holiday meal for nine with nobody queuing for the oven. Dishwashers, wine glasses, cooking basics, and a coffee bar with a waffle station guests write about more than anything else here.

ARRIVAL
Keyless self check-in — your code comes before you arrive, no key to collect. We are local and we answer fast, the whole time you are here.

The dates that go first: Whitman and WWU family weekends in late October, Fall Release Weekend November 6–8, and Thanksgiving. Reserve early.

You have the entire home — the whole upstairs and the whole lower Rosebud level, both floors, all four bedrooms, both kitchens, both living rooms and all three baths. Park in the front driveway and come in the main front door; you never pass through a shared area.

The upstairs covered deck and patio are yours alone.

There is a third, separate one-bedroom apartment in the building that we rent independently. It is locked off from your space entirely. If it is occupied, the only place you might cross paths is the lower back patio, where those guests walk to their own parking — and each downstairs suite has its own pair of Adirondack chairs.

I am a local owner and property manager and am available anytime for questions you may have. You may message me from within the app or text me at the number provided in the app.

✔️There may be other renters in the 1 bedroom downstairs suite in the other half of the downstairs. Because of this, we would appreciate honoring our quiet hours from 10 pm - 8am.

The upstairs patio is a beautiful, shaded, and completely private outdoor space designed exclusively for your group. You may also park in the front driveway and use the main front door, giving you private access without needing to enter any shared areas.

If there are other guests on the property, they will only use the separate back pathway from their parking area to their private entrance. The only shared space where you may occasionally cross paths is the lower back patio, where guests from the adjacent one-bedroom suite may pass by on their way to or from their vehicle. Each of the downstairs suites has its own set of two Adirondack chairs and access to a shared grassy area.

You are in College Place, a quiet residential town on the Walla Walla side of the valley — close enough that everything is a short drive, far enough that the evenings are calm.

Lions Park is directly across the street, and it is genuinely good now: a $1.4M rebuild finished in 2025 added an inclusive playground, soccer and baseball fields, a fishing dock, a picnic shelter, restrooms and a walking and fitness path. Guests with kids consistently name it as the reason the trip worked.

Downtown Walla Walla — Main Street tasting rooms, restaurants, the farmers market that runs through October — is 8 minutes. Walla Walla University is 5. Groceries are a few minutes away in either direction.

In fall the valley is at its best: harvest through September and October, the Blue Mountains turning, and the crowds thinned out.

You will want cars — the wineries are spread across six districts and the far ones are a 20-minute drive. There is room for three vehicles in the front driveway, plus the back cul-de-sac on Brentwood Place and the street. Both entrances make coming and going easy.

Walla Walla Regional Airport (ALW) is about 15 minutes. Uber runs here but is not always reliable late at night, so plan tasting days with a designated driver or book a wine tour van.

If you drive electric: there is a 220V EV charger in the driveway. Bring your own cable for your vehicle.

Booking Limitations:
✔️ Please rent this unit only for yourself and your group.
✔️No 3rd party rentals please, without permission, unless you are part of Airbnb's work rental program.
✔️The responsible party must also be staying in the unit.
✔️NO EVENTS: Events or parties are not permitted without prior approval.
✔️Quiet hours are from 10pm to 7 am please. There is possibly a suite rented next door to the downstairs area who can hear you.
✔️We are a shoeless house. We like to keep the house extra clean for you and future guests.
✔️No pets

Fireplace Season: The indoor fireplace is in service October 1 through April 30. If you are visiting in September and want it, message us and we will see what we can do.

Heating & Cooling: Because the third apartment in the building shares the central system, we manage the thermostat rather than leaving it on the wall — it keeps everyone comfortable. Message us any time, day or night, and we will adjust it right away. There is also a space heater in the downstairs bedroom and portable fans in the house.

The Street: The house faces a main road through College Place, which makes it easy to find and easy to reach. As one guest put it: "It is on a busy arterial road, which I didn't realize and honestly, you couldn't hear the traffic from inside." The bedrooms and the back deck are quiet.

The Third Apartment: There is a separate one-bedroom apartment in the lower level of the building that we rent independently and that is locked off from your space. If it is occupied you may hear it, and they may hear you — which is why we ask that quiet hours be honored. There is a noise monitor that alerts you if decibels get high; it measures volume only and does not record conversations.

Sleeping for 9: Four king bedrooms, plus a queen sofa bed. Three of the kings are upstairs on a single level; the fourth is on the lower level with the second kitchen and living room. Ideal for four couples, two families, or a multigenerational group.

Hot Tub: Towels are provided. The cover has safety straps that must be unlocked before use and re-locked afterward, and the posted rules apply. Use at your own risk.

House Rules: The primary renter must be 25 or older and staying on site. We are a shoeless house. No fireworks or candles. Quiet hours 10 PM to 8AM. No third-party rentals without permission, and the responsible party must be in the home. No events or parties without prior approval.

Safety: Fire extinguishers, first aid kits, smoke alarms and carbon monoxide detectors are located throughout the home.

Cancellation Policy: We follow the cancellation policy in place at the time you booked, as shown in your confirmation. If there is any chance you may need to cancel, we recommend purchasing travel insurance at checkout. Refunds are not provided outside the booked policy for weather, illness, or travel disruptions.

No Pets and No Smoking: There is a strict no-pets and no-smoking policy for the benefit of all guests with allergies. Any known abuse of this policy may result in a substantial fine.

Outdoor Cameras: Security cameras are at both entrances to the house for your safety. They may be recording video and audio. There are no indoor cameras.

Damage Protection: A damage waiver is included with your cleaning fee and covers any accidental damage during your stay. Intentional damage, and any damage requiring additional deep cleaning, will be your responsibility. Please let us know of any damage so we can remedy it for our next guests.

Rental Agreement: A link to our rental agreement will be sent to you to sign before you check in. You may also be asked to verify your identity. We use a third party for this through two-factor authentication, and we do not store any of your personal data.

TV & Streaming: We have Roku TV, so you are welcome to install any new apps you would like. If you set your departure date, then you will be signed out of your apps automatically when you depart.

Noise Monitor:
There is a noise monitor that will notify you if the decibels exceeds reasonable levels. It records decibels not conversations.
